The Board and the Seneca Park Landscaping Committee contracted Tree Montgomery to plant 18 new shade trees throughout Seneca Park in Summer 2024.
The Committee is also exploring potentially establishing Rain Gardens and Pollinator Gardens ("Butterfly Gardens") in the community.

Proposed Budget for 2025
The Board of Directors for the Seneca Park Homeowners Association has proposed an operating budget for the fiscal year beginning January 1, 2025. The Board proposes a 1.44% increase in the monthly assessments over calendar year 2025. The proposed monthly assessment is $106 per home.
The Board of Directors of the HOA of our neighboring
community, Seneca Park North, has asked that residents of Seneca Park refrain
from parking within Seneca Park North, especially on Wheatfield Dr. As a reminder, only Wheatfield
Ter, Wheatfield Ct, Clover Meadow Pl, Black Forest Way, Weatherburn
Pl, and White Barn Ct are part of Seneca Park HOA.

The association currently has only mailing addresses for many homeowners, and has no means of reaching them quickly via email when time is of the essence. BAMBOO: NO NO!
Do not plant bamboo anywhere in common areas. Or anywhere in North America, for that matter. Bamboo is a non-native, invasive plant that spreads quickly and is hard to eradicate.
Bamboo is prime mosquito habitat. Don't plant it!
Front Yard Fences (FYFs) are not permitted by the by-laws/declarations of Seneca Park. The Board, as the enforcer of the community's rules, will take action against any FYF.
The Board advises residents not plant in their front yards vegetation that deer eat.
"I have an emergency!"
For emergencies, such as fire or crime or a health crisis, call 911.
If you have an immediate, non-emergency issue, like the snow plow driver dumped a ton of snow in your parking spot, you should:
- no matter the day or time, call Vanguard Management at 301-540-8600 and press 9 to leave a message with the answering service, which will contact the on-call manager who will call you back.
"SOMEONE PARKED IN MY RESERVED PARKING SPOT!"
For this problem, you need a tow card that must be presented to the tow truck driver:
- Homeowners with dedicated parking spaces on the tarmac (not garage units) need a tow card certifying which numbered parking spots are theirs so that trespassing vehicles can be towed from their spaces.
- If a vehicle is parked in your dedicated spot, call Henry's Towing 301-869-4800 and present your tow card to the tow truck operator.
- No vehicle will be towed without presenting a valid tow card to the tow-truck operator. Without a valid tow card, Henry's will not tow, and no Board Director will authorize them to do so.
- Homeowners are responsible for getting their tow cards (and providing them to their tenants, if applicable).
- Tow cards only apply to non-garage homes.

OUR ADVICE: Get your tow card now so you have it when you need it.
The Board wishes everyone could attend the HOA meetings that are held the fourth Wednesday of every odd month (Jan, March, May, etc.) to keep apprised of community status, but we know that is just not possible. People have requested meeting minutes, which can be requested in writing from Vanguard Management, but minutes are not likely to help follow what happened in the meetings. The Board recognized a dire need to communicate to the community the issues the Board is working to solve, and decided a website would be one possible way to do that. The Board welcomes your thoughts, questions, guidance, hopes, and whatever else you want to share with us.
